Sandown Properties Ltd was established as a company that would buy properties and specialise in total refurbishment and then present them for re sale aimed at the Holiday Home Market. We also offered a ‘Property Find’ service, and also a full ‘Sales and Marketing Service’ for small developers in the Trearddur Bay area. We have successfully sold a number of small sites for developers on this basis.
‘Anglesey Lettings’ is a property management company that handles all aspects of property management. We have been managing property here for over 10 years. We offer a ‘fully managed service’ and also a ‘tenant find only’ service.
Fully Managed Service: The property is advertised on Rightmove and Zoopla, personal accompanied viewings are carried out, prospective tenants are interviewed and referenced to assess suitability for the property. When the property is handed over utility readings taken and companies informed of change of occupants including council tax. Security deposit taken and lodged with DPS (Deposit Protection Service). Monthly rent collected and paid to landlord along with a statement. Maintenance issues dealt with through approved contractors, and any problems swiftly dealt with. A seven day service is operated by us. Regular inspections are carried out and feedback is duly reported to the landlord. When tenants vacate the property it is inspected, meter readings taken and a formal handover takes place.
Find Only Service: The property is advertised on Rightmove and Zoopla, personal accompanied viewings are carried out, prospective tenants interviewed and referenced to assess suitability for the property. The first month’s rent is taken and also the deposit bond. Our charges are deducted from the rent and the balance is forwarded to the landlord along with the bond. It is the landlord’s responsibility and legal obligation to lodge the bond with DPS or similar approved scheme. The landlord will then be the point of contact with the tenant.
